Description
Praga-Północ is the only part of left- and right-bank Warsaw that survived the war largely untouched. That is why true 19th-century tenement houses with courtyards, chapels and stairwells stand here, which no one rebuilt — and that is why films are shot here when pre-war Warsaw is needed.
The most distinctly Praga address in the area is Bazar Różyckiego. The land between Targowa, Ząbkowska and Brzeska was purchased in 1874 by pharmacist Julian Różycki, and the market officially opened in 1882. Around 1901, at the gate from Targowa, a seven-metre blue kiosk in the shape of a siphon bottle was erected — the symbol of the bazaar and one of Praga's landmarks.
Today something is being added that Praga never had before: real public transportation. The second metro line, the railway from Dworzec Wschodni, trams in every direction, and from 2024 onwards also a pedestrian and bicycle bridge across the Vistula. From this address to Śródmieście it is shorter than from many places on the left side of the river.
What to watch out for: Praga is changing unevenly and two blocks can change everything — you really need to walk around the area, at different times of day. It is also worth checking what is planned on neighbouring plots, because there are still quite a few vacant parcels here, and the development can be dense.
Kijowska 27 is located on Szmulowiźnie, a few hundred metres from Dworzec Wschodni and from the places by which Praga is recognized today: Bazar Różyckiego, Ząbkowska and the former Wytwórnia Wódek Koneser. This is the part of the city that for half a century was an address that was not spoken of, and in the last decade has become one of the most expensive.
The building has eight storeys and eighty four apartments, from thirty six to eighty three square metres, with an underground garage. Construction is scheduled to begin in the second quarter of 2026, with handovers planned for the fourth quarter of 2027. Some catalogues list seven storeys instead of eight and the third quarter instead of the fourth, so for a specific apartment what is in the contract is what counts.
What is not visible in the visualizations: Praga-Północ is non-uniform from street to street. A renovated tenement house can be next to a neglected courtyard, and two blocks here make a bigger difference than two kilometres in Mokotów. The second thing is the railway: Dworzec Wschodni and its accompanying station is noise that can be heard especially at night. In return, the metro station Dworzec Wileński is within walking distance, and it is one stop to Śródmieście under the Vistula.

The area: Praga-Północ
Praga-Północ is the only part of Warsaw that survived the war intact — and you see it on the first street. Pre-war tenements, two metro stations and the Vistula separating it from the centre make it an address of contrasts, from artists' studios to buildings still waiting for renovation.
