Description
The port, from which the name originated, was excavated in the interwar period on the former riverbed of the Vistula. Of the five planned basins, three were built — and that's all that remains to this day. Goods were transshipped here, ships stood in winter, until the role was taken over by Port Żerański. A water station from around 1885 was also moored here, still functioning as a steamship pier in the seventies. It survived on the water until the night of March 17-18, 2012, when it burned down — and that was essentially the end of the port's history in this place.
Thirty-eight hectares remained between the railway embankment and Jagiellońska, Zamoyskiego and Okrzei. Opposite the Old Town, a stone's throw from the centre — and for decades almost nothing. Part of the land went to Elektrim after the construction of the Świętokrzyski Bridge, the first buildings started in 2011 from the Stara Praga side. This is how the district is being built: not house by house, but in quarters, with a plan for a dozen or so years ahead.
What really changed is access to the centre. On March 28, 2024, Warsaw's first crossing exclusively for pedestrians and cyclists was opened — 452 metres, 154 million zlotys instead of the planned 180. The footbridge descends from Karowa to Powiśle directly onto Okrzei, that is, onto ul. Portu Praskiego. Nowy Świat stopped being a transfer point and became a walk.
It's worth knowing what else is planned to be built here, because this is the most important question before making a purchase. The plans for the area include not only apartments: separately listed are Doki, Park Mediów and a part called City — with skyscrapers ranging in height from one hundred to one hundred sixty metres. The buyer thus gets two things at once: certainty that the neighbouring plot is not a puzzle, and awareness that for the coming years they will be living next to a construction site. Marina and full waterfront promenades are for now a plan, not an address.
The rest is already Praga, which is not visible on a map: Ząbkowska and Koneser for an evening stroll instead of a tour, Bazar Różyckiego two blocks further away — Julian Różycki bought this land in 1874, and the market was officially opened in 1882 — the zoo is a fifteen-minute walk away, and on match days and concert evenings the area around the Stadium lives its own, louder life. Two blocks can change everything here, so before making a decision it's worth walking around the neighbourhood, preferably in the evening.
This is the oldest residential part of Port Praski. When the building at Sierakowskiego was handed over in the first quarter of 2016, there was almost nothing yet around the port basin, and the promise of a new district opposite the Old Town was only on visualisations. Today, a decade later, you can see how much of it has materialised, and this is the biggest advantage of this address: you don't have to take anything on faith.
The building was designed by ADS Architekci studio. It has sixty-nine apartments and variable height, from four to seven storeys, plus a two-level underground garage. The cascading form is an urban planning decision here, not an ornament: the lower part descends to the scale of old Praga, the higher part closes off the quarter.
What is not visible in the visualisations: this is already the secondary market, with all that entails. The apartment has a decade of use, a known condition of the common areas and real, not forecasted management costs. The location remains exceptional: Stadion Narodowy metro station and the Śląsko-Dąbrowski bridge to the Old Town are within walking distance. The neighbourhood, however, continues to be built, as successive quarters of Port Praski are underway and will be changing over the coming years.
