Description

Wola has the best transportation in Warsaw and this is the main reason why people buy apartments here. The second metro line runs through the district, trams run on Górczewska and Kasprzaka, and many residents simply walk to the office hub at Rondo Daszyńskiego. Anyone who works in the center saves an hour here every day that they won't recover with any extra square meters on the outskirts.

The history of the district is industrial and still visible. The Haberbuscha, Schiele and Klawe Brewery operated on Grzybowska from 1846 and was the largest in the Kingdom of Poland; today on its 4.5-hectare plot stand Browary Warszawskie, erected in 2016–2021. The Norblina Factory, defunct after 1981, is a complex with a cinema, food court hall and museum. This neighborhood, which gives the district character that cannot be built from scratch, is what defines it.

The investment is being realized in stages — this is the third one, with handover scheduled for 2027 and apartments ranging from one to five rooms.

What to watch out for: check what already stands and what will be built on neighboring plots, because Wola is being developed densely and high. And view the apartment with noise in mind — the district is alive around the clock, and windows facing the main artery are a completely different apartment than those facing the courtyard.

Odolany was Warsaw's railway depot for a hundred years: sidings, workshops, ramps and warehouses between Wolska and the tracks. Hence the name of the development and hence comes today's pace of change, because these are some of the last large areas within the city limits where it is possible to build from scratch at all.

This building is the final stage of the entire complex, started by Echo Investment and being completed by Archicom. It is distinguished by its height: seventeen above-ground storeys, which is significantly more than the earlier buildings in the development. There are two hundred thirty-two apartments, ranging from twenty-nine to one hundred thirty-three square meters, in layouts from one to five rooms. Handovers are scheduled for the end of 2027.

What is not visible in the visualizations: seventeen storeys on Odolanach means that floor and orientation decide everything here. From above there is a view and quiet, from below there is a neighboring building. The second thing is access: there is no metro here and there won't be one, what remains is the tram on Wolska and the railway from Warszawa Wola station. The third thing is the neighborhood, which is still being built. Buying today, you also buy neighbors whose projects still lie in the office.

Prices and available apartments are in the table below, straight from the developer's price list.

Location

Wola, Warszawa

The area: Wola

Wola has changed more than any other district in Warsaw. Factory land and railway sidings turned into a quarter of towers where you live fifteen minutes from the centre. Below: current market prices and what to check before buying here.
