Splot Wola

This is a small investment inserted into the ready fabric of Wola — several dozen apartments, from two to five rooms, in a district that already has everything except vacant plots. Such buildings have their own logic: they don't create a housing estate, but rather complete the block, and the buyer gets an address in the city center instead of a shared courtyard and fitness room.

Wola is today the fastest-changing district of Warsaw. From the former industry, individual, beautifully restored buildings remain — the Norblina factory, where production ended after 1981, and Browary Warszawskie on the site of the Haberbusch, Schiele and Klawe brewery from 1846. Around them grew a new office district with Varso Tower, the tallest building in the European Union (310 meters with spire), and a second metro line that ties it all together with the rest of the city.

Buying here, you pay first and foremost for time: to the metro, offices, restaurants and theater one walks.

What to pay attention to: in dense development, three things are key — sunlight, acoustics and parking. It's worth viewing the specific apartment in the afternoon, checking what is planned on the neighboring plot, and counting how many parking spaces are allocated per number of units.

The address is Sowińskiego 28, at Wolska. General Józef Sowiński defended the Wola redoubt in 1831 and died here during the assault on Warsaw; on the site of the former fortifications is today a park named after him, a few minutes' walk from the building. This is one of the few parts of Wola where history left not a plaque, but several dozen hectares of old trees.

The building has one hundred three apartments, from two to five rooms, including several two-level ones on the highest floors. The structure varies, from six to eight stories above the ground floor, with two levels of underground garage. Construction is advanced, the topping-out ceremony has taken place, and handovers are planned for the second half of 2026.

What is not visible in the visualizations: Odolany are changing faster than any other part of Warsaw and over the coming years will be a construction site. Several developers are building successive housing estates here in parallel, so today's view from the window and the view in three years are two different things. The second issue is transportation: there is no metro in Odolany, but there is the tram on Wolska and rail from Warszawa Wola station, and it depends on them whether this address works on a daily basis.
