Description

From this investment, the last remaining units are available — over one hundred eighty square metres, five-room apartments. This is an offer for a very specific buyer: someone looking for a house in the city rather than an apartment, and someone who prefers northern Bielany to a townhouse near Warsaw.

The neighbourhood itself has two layers. The older one is the forest and monastery: the name Bielany comes from the white habits of the Camaldolese monks, whom Władysław IV brought here in 1639, and Las Bielański is today a nature reserve with old-growth trees within the city boundaries. The newer one is the metro — Młociny station, opened on 25 October 2008 together with the completion of the first line, and a transit hub from which buses and trams depart to the other side of the Vistula.

Handover is planned for 2026, so this is a purchase with a short horizon — the building is already on the final stretch.

What to pay attention to: with such large floor areas, it is worth calculating maintenance costs, not just the purchase price — rent, heating and property tax on one hundred eighty square metres is a different scale than on sixty. And check what the local plan provides for neighbouring plots.

Streets in this part of Bielany were named after architectural styles: Barokowa, Rokokowa and neighbouring ones. The district bears the name Huta in the city's division, after Huta Warszawa launched here in the nineteen-fifties, and this combination of names well reflects the character of the neighbourhood: industrial heritage, and low-rise, villa-type buildings.

Rokokowa Vita is an investment with an unusual structure. It is twenty-two small buildings, which will contain a total of only thirty-eight apartments, each with three storeys and no basement section. In practice, this means several units per building, separate entrances and a scale closer to a house than a block. The handover deadline is the first quarter of 2026.

What is not visible in the visualizations: this is a separate market segment and a separate price, not a cheaper alternative to an apartment in a block. The second thing is transportation: the nearest metro station, Młociny, is several kilometres from here, and the bus is the only realistic connection, so a car is not an option here. Third: proximity to the steel mill. The facility operates to this day and although it is separated from the estate by a distance, it is worth seeing the neighbourhood in person, rather than assessing it based on a plan.
