OSIEDLE MYŚLIBORSKA

Tarchomin is one of the largest residential estates in Warsaw and was essentially built in one generation — at the turn of the eighties and nineties, on the grounds of a village that appears in documents as early as the thirteenth century. This layer is also visible here: the gothic church of Saint James, started around 1518, stands a few minutes from the blocks.

For the buyer, however, a much more recent date is important. In January 2013, after the opening of the Maria Skłodowska-Curie bridge, a tram went through here to Metro Młociny; in December 2014 the line was extended to Tarchomin Kościelny, and in February 2017 to Nowodwory. Since then, getting to the left bank is a matter of changing lines, not bridges and traffic jams.

A new investment inserted into a ready-made estate has one significant advantage over building in an open field: shops, schools, clinics and stops are already here and have been operating for years. You don't have to wait for someone to build them.

What to watch out for: check what stands directly around the building and what parking looks like — in the older part of Tarchomin, parking spaces were designed in the amount that was sufficient thirty years ago. And walk to the tram, because the estate is extensive.

This part of Żerań ends with the Vistula. Several hundred meters from Myśliborska is Port Żerański, where the Żerań Canal flows into the river, and further on is an embankment and paths over the water, which you can cycle along to the city center without driving on a street. For Białołęka this is a rarity, because most of its estates are located inland, near transit routes.

The estate at Myśliborska 27 is two buildings and two hundred seven apartments, from thirty-two to ninety-four square meters. The buildings are low, three- and four-story, and underneath is a garage for two hundred twelve cars, which means more than one space per apartment. Construction started in September 2025, with handovers scheduled for the second quarter of 2027.

What you don't see in the visualizations: this is still Białołęka and still without a metro. All traffic to Śródmieście goes through the Grota-Rowecki or Maria Skłodowska-Curie bridge and backs up at peak times. A bike over the Vistula is a real alternative here for half the year, but not in January. Another thing: Żerań is still a district with an industrial past and individual operating plants, so it's worth walking around the area, rather than judging it by a visualization with greenery.
