Description
Żoliborz has a metro station that the world recognized as the best. Plac Wilsona opened on April 8, 2005; it was designed by the AMC studio of Andrzej M. Chołdzyński, and the elliptical dome is illuminated according to the time of day, so as to imitate the sky. On April 7, 2008 in Copenhagen, the MetroRail organization recognized it as the best new metro station in the world — ahead of Vancouver, Madrid and Copenhagen itself.
This well reflects the character of the district. Żoliborz is small, low-rise and designed: pre-war officers' and cooperative colonies, squares, avenues, plenty of old trees. There are no large housing estates or major investments here, because there is no room — new buildings enter one by one, into the existing fabric.
That is why the offer here is always limited, and prices are among the highest in the city. This investment consists of several dozen apartments, from two to five rooms, with areas reaching close to one hundred fifty square meters.
What to pay attention to: in infill development, the most important factors are sunlight, acoustics and parking — it is worth viewing the apartment in the afternoon and checking how many parking spaces are allocated per unit. The second thing is neighboring plots: in Żoliborz, every vacant parcel has its own history and its own plan.
The name of the district is French. In the 18th century, the Piarists named their estate on the escarpment Joli Bord, meaning beautiful shore, and from this distortion came Żoliborz. The character of the district, however, came from the interwar period, when cooperative housing estates with low, orderly development were built here, and this scale continues to determine what can be built in Żoliborz to this day.
The building at Przasnyska 6A is a consequence of this. It has seven stories, sixty-seven apartments and seven service spaces on the ground floor, and its urban task is to close off the block and organize the street frontage. Half of the offer consists of two-room apartments, the rest are layouts from three to five rooms. Under the building a garage with storage units and bicycle racks, on the roof a photovoltaic installation and sedum roofing, in the courtyard a charging station for electric cars. The completion date is the fourth quarter of 2027.
What is not visible in the visualizations: Żoliborz is small and everything that is built on it is a filling in the existing fabric. This means neighbors from every side from day one, a limited number of parking spaces in the area and prices that for years have been among the highest in the city. In return, you get a ready-made district: the metro, schools, a park and shops have existed here for decades, not in the developer's schedule.
