Białołęka is a district where population growth has outpaced the growth of schools, kindergartens and roads for years. This is not a criticism of any specific investment, but context that needs to be known before purchase — and which explains why the square meter costs less here than on the other side of the Vistula.

The district was created in 1994 from villages scattered to the north of Praga: Nowodwory, Winnica, Dąbrówka Szlachecka, Choszczówka. The oldest thing in the area, however, is much older than all of them — the Gothic church of Saint James in Tarchomin, begun around 1518 and consecrated in 1582.

In terms of transport, a breakthrough came in March 2012 with the Maria Skłodowska-Curie bridge, and then the tram: from January 2013 to Metro Młociny, from February 2017 to Nowodwory. Getting to the left bank stopped being a lottery, although during rush hours it still requires patience.

What to pay attention to: this is an intimate investment, so it's worth checking how many parking spaces are allocated per apartment and what is planned on the neighbouring plots. In Białołęka, empty land next to a building is often a transitional state, not a permanent view.

Nowodwory differs from the rest of Białołęka in one thing: it has a tram. After the Maria Skłodowska-Curie bridge opened in 2012, the line crossed the Vistula and connected these streets directly with the metro at Młociny. This is the only part of the district from which you can reach the metro station by tram, without getting stuck in traffic on the bridge. The streets here bear the names of knightly families, hence Grzymalitów.

The estate comprises three buildings and one hundred forty-six apartments, from twenty-seven to eighty-three square meters, in layouts from one to four rooms. The development has five storeys above ground floor and one underground garage level. The completion date is the fourth quarter of 2026.

What is not visible in the visualisations: a tram is not a metro. It takes fifteen minutes to Młociny, and from there you still have to change and travel half the city, so realistically it takes close to an hour door-to-door to Śródmieście. The second thing is Modlińska: it is an exit route with heavy traffic, and the closer the apartment is to it, the more noise there is. It's worth checking what the windows of a specific unit overlook, and walking the route to the tram stop.
