Białołęka is a neighbourhood of people in their early thirties and their children — the demographically youngest part of Warsaw, because it has been built from scratch over the last thirty years. You can see this in the housing estates: pushchairs, playgrounds, queues for kindergarten and neighbours at a similar stage of life. For some, this is the best thing about this address, for others a reason to avoid it.

The neighbourhood itself has existed since 1994 and was assembled from villages: Nowodwory, Winnica, Dąbrówka Szlachecka, Choszczówka. Two municipal investments changed it the most: the Maria Skłodowska-Curie bridge from March 2012 and a tram, which from January 2013 has been bringing people to Metro Młociny, and from February 2017 runs all the way from Nowodwory.

This investment is small — a few dozen flats from one to four rooms. In a smaller building it is easier to have peace and quiet and the community works faster, but it is harder to have extensive common areas and a full range of services on the ground floor.

What to watch out for: measure the distance to the tram stop and check the local plan for neighbouring plots. In this part of the city, a view of greenery may be a view of land that simply has not yet been sold for development.

The address can be misleading: the estate is located in Grodzisk, but this is Grodzisk warszawski, one of the districts of Białołęka, not Grodzisk Mazowiecki forty kilometres outside the city. This is still Warsaw, ul. Skarbka z Gór 47, although it is more than ten kilometres from Śródmieście.

The estate is three buildings and one hundred twenty-nine flats, from thirty to seventy-five square metres, in layouts from one to four rooms. The buildings are low: three storeys above ground floor and one underground parking level. The delivery deadline is the third quarter of 2026, which is soon, and construction is underway with a selected general contractor.

What you cannot see in the visualisations: this is Białołęka in its most remote form. There is no metro or railway here, and the journey to the centre goes via the bridge and in the morning rush hour takes twice as long as the map shows. Schools and shops are there, but scattered, so a car is not a lifestyle choice here, but a necessity. In return, you get low-rise buildings, quiet and space that you cannot buy closer to the centre for this money.
