My Forest

Thirty years ago there was a village here. Białołęka became a separate district of Warsaw only in 1994, and it was made up of localities whose names to this day are borne by housing estates and bus stops: Nowodwory, Winnica, Dąbrówka Szlachecka, Choszczówka. Hence the impression that cannot be faked by new development — fields and orchards turned into a city so recently that greenery is not an addition to the investment here, but what was left from the previous layout.

The real turning point for northern Białołęka, however, is March 2012, when the Maria Skłodowska-Curie Bridge opened, known to everyone as Most Północny. In January 2013, the tram line was added and trams started running to Metro Młociny, in December 2014 the line was extended to Tarchomin Kościelny, and in February 2017 to Nowodwory. Access, which for decades was the main complaint against this part of the city, ceased to depend solely on a car and the Grota-Rowecki Bridge.

Today it looks like this: a tram to the metro, from there fifteen minutes to Bielany and further into the city, and on the other side — the Wisła River, embankments and paths, where on weekends people cycle instead of searching for parking in the center. For the same money you get significantly more square meters here than on the left bank of the river and that is the main reason why people move here.

What to pay attention to: Białołęka grew faster than its schools, kindergartens and streets, so before buying it is worth checking two mundane things — how far it really is to the tram stop and whether there are places in the nearest school and kindergarten. It is also worth looking at what exactly is hidden behind the forest in the investment name and whether the land next to it is already designated for development.

Modlińska at number 342 is already far Białołęka, the Dąbrówka Szlachecka area. The street itself is an old thoroughfare: it was the way out of Warsaw to the north, to the Modlin fortress, and this direction defined the entire district. The name of the housing estate refers to forests that begin to the north and east of here and are a real neighborhood here, not a slogan from a brochure.

It is three buildings and one hundred thirty apartments, low-rise development: three stories above ground floor, one level of underground parking. The completion date is the fourth quarter of 2026, which is sooner than in most new investments in Białołęka. The scale is intimate, which at such a location matters, because the housing estate does not try to build its own little town where there is no city yet.

What is not visible in the visualizations: Modlińska is an exit route with heavy traffic and a strip of large-format retail on the sides. An apartment facing the street and an apartment facing the forest are two different apartments. Plus access: all traffic to the city center goes through the Grota-Rowecki Bridge, and there is no metro in Białołęka. Anyone who works in Śródmieście should drive this route on Monday morning before believing the time from the map.
