Description
This is already the northern edge of Białołęka — an area where the city transitions into fields and single-family housing. The names around here come directly from old villages: Nowodwory, Winnica, Dąbrówka Szlachecka, Choszczówka. The district as an administrative unit has existed only since 1994, so the landscape hasn't yet become fully developed: between new buildings stand old houses, orchards and empty plots.
The advantage is obvious — quiet, fresh air and the lowest prices per square meter in this part of the city. The disadvantage is equally obvious and it's better to calculate it before purchase than after: this is the northernmost fragment of Warsaw, and getting around relies on buses to trams or a car. The tram from Nowodwory has run to Metro Młociny since February 2017, the Maria Skłodowska-Curie bridge has been operating since March 2012 — without these two dates this area would look completely different today.
The investment offers a full range of apartments, from studios to four-room units, with handover planned for 2027.
What to pay attention to: drive the route to work on a Monday morning, not on the weekend. And check whether there are places available in the nearest kindergarten and school — in northern Białołęka, school catchment areas can mean taking your child several kilometers further away.
Kobiałka is the northernmost part of Białołęka, until recently a village, and even today largely single-family houses, orchards and fields. Streets here bear the names of plants, hence Aroniowa, named after the chokeberry shrub. The development fits into this scale, rather than fighting against it.
It is two buildings and seventy-six apartments, three storeys above ground and one below. Apartments on the ground floor have gardens, higher floors have balconies. The handover date is the fourth quarter of 2027. The intimate character is here measurable, not merely declared: seventy-six units is less than a single stairwell in a typical estate on Wola.
What is not visible in the visualizations: this is an address for someone who has a car and accepts that fact. There is no metro or railway here, getting to the center goes via the bridge and at peak times takes significantly longer than the map indicates. Shops, school and clinic are there, but not around the corner. In exchange you get quiet and a view that ten kilometers closer to the center cannot be bought at this price.
Prices and available apartments are in the table below, straight from the developer's price list.

Białołęka, Warszawa
The area: Białołęka
Białołęka grew from villages on the edge of Warsaw into the city's youngest and fastest-growing district in two decades. Flats here are cheaper than anywhere else inside the city limits and more new estates are being built here than in any other district. Sometimes you pay for that in commuting time — and that is the first thing to check.
