Where to buy a flat to let in Warsaw
For letting you do not buy a district, you buy a commute: a flat ten minutes from a metro station lets faster and higher than an identical one twenty minutes away, and that gap is wider than the gap between most districts.

Five things that decide the result
- Walking time to the metro or to a stop with a direct link to the centre
- Who is in the area today: offices, a university, a hospital — that is where tenants come from
- Layout: a separate bedroom, a window in the kitchen, room for a desk
- Service charge per square metre — the same rent with a higher charge is a different result
- Whether several hundred new flats are being handed over nearby — that is your competition
Why you do not start from the district name
A tenant does not choose a district; they choose the time it takes to reach work or university and what is within walking distance. Two flats in the same district, on opposite sides of the same street, can differ by a week of tenant search — because one is by the stop and the other is across a flyover.
So the first filter is the commute, not prestige. Flats on a metro line let most easily in the whole city, whether that is Wola, Ursynów or Białołęka by a station. The second filter is who works and studies nearby: office buildings, a campus and a hospital generate tenants all year round.
The district name comes back only at the third question: for how much. The same quality of commute costs differently depending on the address, and that is the moment to compare districts — but only among locations that passed the first two filters.
What the listing does not show but a year does
Competition still under construction. If a developer is handing over two hundred flats within a few hundred metres, some of them will hit the rental market the same month as yours. The zoning plan and the view from the window say more about this than the listing.
The service charge. In a new building with a reception desk, security and parking it is often markedly higher than in an older block, and tenants look at the total including it. Two flats with the same net rent can give you different income.
The layout that sets the rate. A separate bedroom instead of a kitchenette, a window in the kitchen, space for a desk for remote work — tenants pay for these without negotiating, and at purchase they cost the same as their absence.
Three common mistakes
Buying the cheapest square metre. The cheapest flats are cheap for a reason you will only see when looking for a tenant — usually the commute or the surroundings. Yield calculated from the purchase price looks excellent there and ends in empty months.
Buying for yourself. The flat you would like to live in and the flat that lets quickly are not always the same. In an investment purchase the tenant from that area decides, not your taste.
Calculating yield without vacancy and tax. These two lines can shift the result by several percentage points and are the only ones good management cannot recover. Count them from the start, in the cautious variant.
Frequently asked questions
Which Warsaw district is best for letting?
There is no single one — there is a criterion: proximity to the metro or a direct link to the centre, plus workplaces and universities nearby. Wola on the M2, Ursynów on the M1 and Śródmieście meet it most often, but a specific address by a station in a cheaper district can beat a poor address in an expensive one.
Is it worth buying to let on the outskirts?
It is worth it when the outskirts have a metro station, suburban rail or a fast bus link — then the lower purchase price works for you. Without that, the lower price is the price of a harder letting, not a bargain.
New or resale for letting?
New lets faster and has predictable costs, but costs more per metre and needs a fit-out. A used flat in a good location can be ready immediately and cheaper, provided the renovation does not eat the difference. Location and condition decide, not the year of construction.
Which size lets best?
Studios and two-room flats, because they have the widest pool of tenants. We compare those two in a separate article — the difference in yield is smaller than the difference in tenant turnover.
How long does finding a tenant take in Warsaw?
With a good address and a sensible price it is a matter of days; with a poor one, of weeks. That is why yield should be calculated in the cautious variant with one full month without income per year — if the result still stands, the purchase makes sense.
Prices in the table come from our own listing monitor and are recalculated daily — they are medians, not an offer for a specific flat. The rest of the text is experience from transactions in these districts, not investment advice.
